First step, Get your people together! This is what has to occur before you look at a home in person. Find a knowledgeable Realtor and do your homework for a lender. (Let me know if you'd like a lender worksheet emailed to you). 2nd Step, Before you sign a contract and put down a Due Diligence Fee and/or Earnest Money, check the deed restrictions! Your Realtor can find them for you so your are not taken by surprise after closing. The deed restrictions will lay out what owners can or cannot do with the property, such as: Fences, Flagpoles, Boat Storage, Sheds, etc. Third Step, Make sure you have enough time layed out on your contract to do all neccessary inspections and for your lender to get Loan Committment. 4th Step, Once you are under contract to purchase a property, find a reputable Real Estate Attorney. North Carolina is an Attorney State which means you will need one to close on the property. So, to recap: Surround yourself with Real Estate Professionals to guide you through the process.
